Stoppe Management Services Goes
New service a boon to customers and environment.
PLYMOUTH - Stoppe Management Services (SMS) has their oil consumption on the decline and a new recycling initiative underway, Stoppe Management Services has truly embraced a GO GREEN mentality.
According to Don Stoppe, President of Stoppe Management Services, sky rocketing oil prices spurred the company to take action several years ago.
"We had oil rise to $5 a gallon and it was a shock," Stoppe said. "We realized that cheap energy is a thing of the past. Oil prices in the future are heading in only one direction."
In 2008, the company installed its first solar hot water heating system at 86-88 Langdon Street - which reduced its heating oil usage by approximately 500 gallons per year. "The 60 solar tubes, angled to the south, supply residents with solar hot water," Stoppe said. "It's very seamless."
SMS has also installed insulated doors and super insulated windows (Low E/ Argon Thermo-pane glass) in our buildings. Extra insulation has been blown into attics and walls. Basement pipes have been super insulated and small drafts sealed up.
From 2007 to 2009 SMS reduced its oil usage by 21.6% from 64,063 to 52,705 gallons of oil, respectively among all the houses. This represents a reduction in fossil fuel use of 11,358 gallons per year while keeping residents more comfortable and warm. "We expect to see a similar reduction this year," Stoppe added.
Indeed, Stoppe Management Services is in the process of installing its second solar hot water system at 52 Langdon Street, which will be completed in December 2010.
Buildings at 4 Pleasant, 25 Russell ,82 and 29 Langdon and 115/119 Main Streets all received new System 2000 EK2 Frontier Premier Oil Heat and Hot Water systems in 2010 which are expected to reduce annual oil consumption by about 35 percent each or a combined 6,090 gallons. http://www.energykinetics.com
At 86 Langdon, 10 Winter, 115 Main, 2 Russell and 23 Russell Streets the company recently blanketed the house exterior walls with foil-faced insulation that has saved roughly 600 gallons of oil usage per year per building. "Vapor barriers and foil wraps keep out the cold winter winds and allow the insulation to work better. Plymouth buildings were constructed a long time ago and unlike a brand new building it's not enough to just add insulation in the walls anymore," Stoppe said. Over past years they replaced many old noisy steam radiators with multi zone hot water systems that provide residents individual control and more even heat. "People no longer have to be too hot in one room to be the right temperature in another."
In 2005 all Stoppe Management houses received high efficiency lighting that reduced the amount of lighting energy used by 78%.
In another "green" move, in 2010 SMS became the first major off-campus landlord to provide recycling options for all its residents. So far, seven unique recycling hubs have been spread across SMS properties throughout Plymouth. Stoppe was able to negotiate the new service with Waste Management. "I found out they have a single stream recycling facility and they do have a truck that heads up I-93," he said. "They realized it's not impossible to stop in Plymouth once a week and empty several of our containers." Single stream recycling combines all recyclables in one container then high tech sorters sort them into their appropriate bins at the facility. In addition to the recycling hubs, SMS has installed and maintains several aesthetic rubbish receptacles in busy off campus sidewalk locations to reduce theamoune litter in the neighborhoods.
Overall, Stoppe said the "green" initiatives have allowed SMS to keep a lid on rising energy costs and reduce our carbon footprint and environmental impact.
"We try to be conscientious of our prices by passing the energy savings back to our tenants," he said. "It's a win-win. I think we've done things the tenants will appreciate."
SMS is a member of the Plymouth Area Renewable Energy Initiative (PAREI), sharing energy saving ideas with other community members.
"We share what we're doing and our knowledge with PAREI members so they can take these same measures," Stoppe said. "Many of our changes are things the typical homeowner can take advantage of."www.plymouthenergy.org/
